These Terms and Conditions govern bookings and stays at the property.
Before confirming a booking, guests are invited to read them carefully.
A booking made through the property’s website implies acceptance of these Terms and Conditions, the specific conditions of the selected rate and any additional services chosen during the booking process.
Before confirming the booking, the guest must carefully check the stay dates, number of guests, selected accommodation, price, chosen rate and any additional services requested.
The booking is deemed completed and confirmed only after payment has been successfully completed and the guest has received, at the email address provided, a communication confirming that payment has been completed and the booking has been confirmed.
Simply completing or submitting a booking request, without successful payment and the related confirmation email, does not constitute conclusion of the accommodation contract.
This is without prejudice to the specific conditions applicable to additional services that require subsequent confirmation by the property.
The applicable price is the price shown in the booking summary before confirmation.
The price includes only the stay and the services expressly indicated in the booking. Any additional services, supplements, taxes or other amounts not included must be paid separately where applicable.
Payment is made according to the methods indicated during the booking process and in accordance with the conditions of the selected rate.
Different rate plans may be available during the booking process. The applicable conditions are those relating to the rate selected by the guest and displayed before the booking is confirmed.
The Standard Rate allows free cancellation up to 7 days before the arrival date.
In the event of cancellation within the 7 days preceding the arrival date, the full amount of the booking will be charged.
In the event of a no-show, the full amount of the booking will be charged.
The Non-Refundable Rate does not provide for any refund in the event of cancellation, no-show, early departure or total or partial non-use of the stay for reasons attributable to the guest, without prejudice to any mandatory rights provided by law.
Any request to modify the booking is subject to availability and does not automatically entitle the guest to a refund or reimbursement of amounts already paid.
The MESE+ Rate is reserved for stays of at least 29 nights and provides a 25% discount compared with the Standard Rate, according to the prices available at the time of booking.
The MESE+ Rate is non-refundable. In the event of cancellation, no-show, early departure or total or partial non-use of the stay for reasons attributable to the guest, no refund of amounts paid will be made, without prejudice to any mandatory rights provided by law.
Any request to modify the booking is subject to availability.
Any request to change the stay dates, number of guests, accommodation or booked services is subject to availability and to the conditions of the purchased rate.
A modification request is not considered accepted until it has been expressly confirmed by the property.
A modification may result in a change to the total price of the booking.
If the property is unable to accommodate a modification request, this does not automatically entitle the guest to a refund where the original rate is non-refundable or the free-cancellation period has already expired.
For contracts concerning the provision of accommodation services for non-residential purposes where a specific date or period of performance is provided, the 14-day right of withdrawal generally applicable to distance contracts does not apply, pursuant to Article 59(1)(n) of Italian Legislative Decree No. 206/2005.
The cancellation conditions of the rate selected at the time of booking therefore apply.
During the booking process, guests may select additional services.
Some extra services are subject to availability and require confirmation by the property.
In particular, the garage parking space, airport/train station transfer, early check-in and late check-out will be confirmed subsequently in accordance with the procedures indicated in the relevant option.
Selecting one of these services during the booking process therefore constitutes a request and does not automatically guarantee availability of the service.
If a service that has already been paid for is unavailable, the amount paid for that service will be refunded in full.
All other selected services are confirmed according to the price and conditions indicated in the relevant option.
The unavailability of an extra service subject to confirmation does not result in cancellation of the accommodation booking.
Information entered by the guest in the “Special Requests” field constitutes a request only and does not automatically guarantee the availability or provision of the requested service.
Special requests become binding on the property only after express confirmation.
The property will make reasonable efforts to accommodate such requests, subject to availability and the characteristics of the requested service.
Keys are handed over by the property’s staff.
All guests must have a valid identity document and must be identified and registered in accordance with applicable law.
Overnight access to the property is permitted only to persons duly indicated and registered as guests.
Self check-in must be requested sufficiently in advance and agreed with the property beforehand, so that the identification procedures required by applicable law can be completed and the necessary access instructions can be provided.
If self check-in has not been arranged in advance, the property cannot guarantee access to the accommodation after 8:00 PM.
Keys must be returned to the property’s staff or may be left on the table inside the accommodation before leaving and simply closing the door.
Late check-out is subject to availability and is considered confirmed only after express confirmation by the property.
Only guests included in the booking and duly identified and registered may stay in the accommodation.
It is not permitted to allow unregistered persons to stay overnight without prior authorisation from the property.
If the number of guests exceeds the number declared in the booking, a supplement of €20.00 per person per day will be charged, without prejudice to the maximum permitted occupancy of the accommodation.
Minors may stay at the property only in accordance with applicable law and under the responsibility of a parent, legal guardian or other adult lawfully responsible for them.
Guests are not permitted to alter the bed configuration independently or use sleeping arrangements other than those prepared by the property.
If two guests wish to use two separate bedrooms, this must be communicated to the property in advance so that the appropriate arrangement can be prepared.
Any alternative arrangement is subject to the relevant conditions and any supplements communicated by the property.
Waste must be separated according to the instructions provided on the containers inside the accommodation.
It is prohibited to leave waste, even temporarily, outside the apartment door.
Failure to comply with the waste disposal rules will result in a charge of €20.00 for the additional collection and correct waste-sorting service.
When the accommodation is unoccupied, security grilles must be left closed and the relevant keys must be returned to the designated dishes located nearby.
Whenever leaving the accommodation, guests must also make sure that water taps are closed, no cooking appliance is left on, and the coffee machine, air-conditioning units and any other appliances that do not need to remain in operation are switched off.
Smoking is prohibited inside the accommodation.
Smoking is permitted only in outdoor areas where it is allowed.
In the event of non-compliance, a charge of €100.00 will be applied for additional cleaning and restoration of the premises.
Lighting fires or using open flames inside the accommodation or elsewhere on the property is prohibited, except when using appliances expressly designed for normal household use.
In the event of a breach, a penalty of €200.00 will be applied, without prejudice to compensation for any greater damage and any further consequences provided for by applicable law.
Pets are not permitted inside the accommodation unless prior and express authorisation has been granted by the property.
Any authorisation may be subject to specific conditions or supplements communicated in advance.
For longer stays, cleaning of the accommodation will be carried out on the date indicated on the board in the living area or as otherwise communicated by the property.
Towels requiring replacement may be left on the floor on that occasion.
Guests must behave in a manner that respects the peace and quiet of the property, other guests, residents and neighbours.
Parties, events, receptions or gatherings involving persons not included in the booking are not permitted without prior and express authorisation from the property.
Excessive noise, loud music and any behaviour that may disturb others must be avoided, particularly during evening and night-time hours.
The accommodation may be used exclusively for the temporary stay of registered guests.
It may not be used for parties, unlawful activities, commercial activities, professional photo or video shoots, events or purposes other than normal accommodation without prior authorisation from the property.
Guests must use the premises, furnishings, systems and equipment with due care.
The guest is responsible, within the limits provided by law, for damage caused to the accommodation, furnishings, systems and equipment by the guest or by persons included in the guest’s booking.
Any damage or malfunction already present upon arrival must be reported promptly to the property.
Similarly, any damage occurring during the stay must be reported without delay.
The property may request reimbursement of reasonable costs incurred for the repair or replacement of damaged items.
Guests are prohibited from modifying, tampering with or otherwise interfering, whether at hardware or software level, with the LAN network, router/modem, SKY decoder, television or other electronic equipment present in the accommodation.
In the event of tampering, a charge of €100.00 will be applied for inspection and restoration work, without prejudice to compensation for any greater damage.
Water, electricity, gas, internet connection and other services may depend, in whole or in part, on external providers.
The property is not responsible for interruptions or service disruptions attributable exclusively to providers, force majeure events or circumstances beyond its control, without prejudice to its commitment to take reasonable steps to facilitate restoration of the service.
If, due to serious faults, force majeure, orders of public authorities or other exceptional circumstances, the booked accommodation becomes unusable, the property will inform the guest promptly.
Where possible, alternative accommodation of equivalent or higher standard may be offered without any increase in price.
If suitable alternative accommodation cannot be provided, amounts paid for services that cannot be supplied will be refunded, without prejudice to any further mandatory rights provided by law.
Guests are responsible for taking appropriate care of money, documents, electronic devices and other personal belongings.
Any liability of the property for theft, loss or damage to guests’ belongings remains governed by the applicable provisions of law.
In the event of a serious or repeated breach of these Terms and Conditions, unlawful or dangerous conduct, or conduct seriously affecting the peace, quiet or safety of the property, Casa Massima S.r.l. may take any measures permitted by law and, where necessary, request the intervention of the competent authorities.
The property retains the right to claim compensation for any damage suffered in accordance with applicable law.
Personal data provided by guests is processed in accordance with applicable data protection legislation and as described in the Privacy Policy available on the property’s website.
Data required for public security obligations is processed and communicated to the competent authorities in accordance with applicable law.
These Terms and Conditions are governed by Italian law.
Any mandatory consumer protection provisions remain applicable, including the rules governing the competent court in disputes involving consumers.
Where possible, the parties are invited to attempt to resolve any dispute amicably before commencing formal proceedings.
The Terms and Conditions applicable to the booking are those in force and made available to the guest at the time the booking is confirmed.
If any individual provision is found to be invalid or unenforceable, this does not automatically affect the validity of the remaining provisions, which will continue to apply to the extent permitted by law.
By selecting the relevant checkbox during the booking process, the guest declares that they have read and accepted these Terms and Conditions, the specific conditions of the selected rate and the property rules.
